- Expiry / lawful termination of the tenancy period;
- Personal bona fide need — landlord or family requiring the premises, including owners returning from abroad;
- Subletting or alteration without the landlord's written consent;

How an Eviction Case Runs — and Why Deposit Orders Decide It
- Notice & petition. We assess the strongest ground(s), serve notice where required, and file the eviction petition before the Rent Tribunal.
- Tentative rent order. The Tribunal directs the tenant to deposit monthly rent and arrears during proceedings.
